Surveys have bias. Numbers move fast. Use these to spark ideas, then verify the ones that matter to your decisions.

Virtual Leasing Agents

EliseAI and Funnel Leasing have become the dominant platforms for AI-powered leasing. These systems handle first-touch inquiries, schedule tours, answer FAQs, and follow up with prospects 24/7. The competitive dynamic is clear: properties with AI leasing agents capture the 47.5% of inquiries that arrive after hours. Properties without them don't.

Predictive Maintenance

AI-driven maintenance platforms analyze work order history, equipment telemetry, and seasonal patterns to predict failures before they happen. The ROI case is straightforward: a $200 sensor that prevents a $15,000 HVAC replacement. Early adopters report 20-30% reductions in emergency maintenance costs.

Dynamic Pricing

Revenue management AI optimizes rents based on occupancy, market comps, lease expirations, and demand signals. This is where AI has delivered the most measurable ROI in multifamily, but also where it has generated the most legal scrutiny. The RealPage case (Section 5) is a cautionary tale about how pricing AI can cross the line from optimization to collusion.

5 Red Flags When Evaluating AI Vendors

  • No data moat

    Ask what proprietary training data they have. If the answer is "we use GPT" or "we fine-tuned an open-source model," the product is a wrapper. Any competitor can replicate it in weeks.

  • No human-in-the-loop

    Fully autonomous AI decisions = fully autonomous liability. The best vendors keep humans in the loop for consequential actions. If a vendor says their AI "just handles it," ask who's accountable when it's wrong.

  • AI strategy without data infrastructure

    81% of CRE firms have 3+ systems that don't talk to each other. AI can't fix bad data. If a vendor pitches AI without asking about your data stack first, they're selling you a layer on top of a mess.

  • Vague ROI claims

    The best vendors cite specific KPIs: hours saved, cost per unit reduced, conversion rates improved. "AI-powered efficiency" is marketing. "76% faster takeoffs at 98% accuracy" is a result.

  • Competitor data in the model

    See Section 5. If a vendor's AI uses aggregated data from your competitors to make recommendations, ask exactly how that data is anonymized, what the opt-out mechanism is, and whether a regulator has reviewed it.
